Tikijian Associates is pleased to have arranged the sale of Arlington Terrace, an 82-unit apartment community on the east side of Indianapolis.

Tikijian Associates represented the seller, an individual investor and former executive with a major Boston-based apartment owner. The seller purchased the property in 2002 and has managed it since the acquisition. Built in 1963, Arlington Terrace was exceptionally well maintained by the seller and had enjoyed occupancy at or near 100% for several years.

Arlington Terrace is poised to benefit from two new major hospital projects being built on the Community Hospital East Campus, just a few blocks to the west of the property. When complete, these projects are estimated to bring more than 1,000 new jobs to the area.

The buyer is a private investor living in Manhattan Beach, California. The acquisition of Arlington Terrace completed a 1031 exchange for the buyer and was his first acquisition in Indiana. Indianapolis-based Mark III Management will manage the property for its new owner.

Tikijian Associates represented the seller, a limited partnership sponsored by the Gene B. Glick Company. The Glick Company built Woods of Castleton in 1982 and has owned and managed it since construction. Founded in 1947 by Eugene Glick as a home builder, the Gene B. Glick Company is now one of the largest privately owned real estate companies in the U.S., with more than 20,000 apartment units in eleven states. The Gene B. Glick Company has an outstanding reputation for construction, management and maintenance.

The buyer is a well-respected Indianapolis apartment owner and manager. The acquisition of Woods of Castleton brings the buyer’s portfolio to more than fifteen properties totaling almost 3,000 units in central Indiana.

Tikijian Associates is pleased to have arranged the sale of Madison Village, a mixed use development on the south side of Indianapolis. The development includes a 192-unit apartment community.

Tikijian Associates represented the seller, a small group of private investors from Indianapolis and Southern California. The property was built in 1965 and had been owned by the seller since 1979. Locally based Barrett & Stokely had managed the property for the owner since their acquisition.

The buyer was a Los Angeles-based private equity firm which owns and manages multifamily properties in the West and Midwest. Madison Village was the company’s third apartment acquisition in Indianapolis. The new owner plans to make significant upgrades to the property’s common areas, amenities and unit interiors.
